If you have real representative (i.e. not a lot of CapEx done which is NOT an operating expense), I'd rely more on them to figure my potential return.Probably the most consistent best curve-fit indicator is $/SqFt.

I even picked up the talent of asking why my offer wasn't accepted and adjusted and re-presented my offer, yet for some reason, it seems like an FHA loan is very undesirable to sellers in this market.

The entire strategy is to get the Seller to give you a discount below the 'as is' value of the property, in order to get to the 'as is' value use this formula: after renovation value (ARV) - renovation costs - transaction costs (purchase & resale - roughly 5% of purchase price & 4.5 of resale price) - wholesale fee - 15% of ARV (this represents the rough profit that the end Buyer would be looking for)I hope this helps!!!

I guess part of the point is if you are using the license to find deals for yourself (e.g. looking in GSMLS, opening doors yourself), then you are an active agent, but just representing yourself.

@Kimberly Hoyt it is really hard to vet some realtors especially when so many will say "yes I work with investors" what that really means is they represented someone who bought an investment property before not that they helped the process at all.
