What do investors prefer in a fix and flip around Raleigh?

What do investors prefer when they want to fix and flip a house in the Raleigh and surrounding areas?  Full guts down to the studs, or a few minor updates that need to be done to make the house more presentable? (Ex. bathroom rehab and a new roof)

I personally like full rehabs just because it allows you to make the house something completely new and when you turn around to sell it the whole house looks updated rather than a few areas looking better than others.  You can usually get a good amount of equity out of those deals as well, but I'm interested to see what other peoples opinions are on this and why.
