There could be some big tax consequences with any transfer into your name so I would suggest you speak to an account or estate planner if that hasn't been figured out already.

Whether for this tenant or another one, I need to figure something out to get some kind of a/c to those rooms.I looked at portable a/c units over the weekend and those vents can easily be pulled out of a window in seconds, in the case of a fire.HVAC vs. window units doesn't make much difference for the rents in this area so, hence, S8 doesn't pay more for HVAC either.Which is also some of the conundrum. 

I have been considering HomeVestors as a franchisee, but it looks like an expensive entry point that with a little blood sweat and tears I could figure most of the moving parts out myself.

I figured I can still learn alot from the process as if I did.

I've joined the family business and am looking to start investing out of state; I really want to purchase my first investment property PERSONALLY but am (of course) struggling to figure out an approach to this deal.

I spent a lot of time an energy trying to figure out what i was going to do with that property, when that time and energy would have been much better spent working to find my next profitable deal.
