Last piece of advice for when you are prepared to raise capital for your own projects is to be able to articulate clearly your competitive edge and what makes you different from other GP's who are raising capital for similar projects.

Sometimes it works better to pull the ad and relist with a slightly different picture and lower price. 

That way you can hear it directly from the horse's mouth what the major differences would be.

The difference is if you switched lenders and that lender has certain requirements that requires a renegotiation, then you might have a problem if the first lender doesn't.

Higher demand areas have higher demand for a reason - people want to live there, and that tends to put pressure on prices rising as compared to rents and therefore, typically results in lower cashflow.That said, some of the areas mentioned in the previous posts are interesting, for different reasons.
