Unless the tenants plan on sleeping in the garage which most all the mold has been removed I don't see the home uninhabitable.I jumped the gun on sending her a notice then Nathan you mentioned the city in the follow up post should be the ones who deem uninhabitable.

I have found following up with Facebook massages and phone calls increase your chances.Keep in mind most sales don’t happen until the 4th ask!

I would also like to follow a similar model as yours - OOS, build a team, research and pull the trigger.

Your wording is a bit hard to follow but  I will give it a shot.

I'm pretty sure I could push that to $800 to $900 with a little effort but the market here won't support more. 

Hotels are a business and real estate hybrid - and if you look only at the NOI, you can get burned.I would want to know the following before having a discussion around acquiring:Is there a brand affiliation, and how much longer is there on the franchise agreement? 

Cash followed by a 30 year fixed once the property was completed and cash flowing How did you add value to the deal?
