I currently own a SFR in Houston which is managed by a property management company.

The buyer maintains the property and pays the mortgage.

I would like to do a combination of both flips and rentals depending on what makes the most sense for the property location and needs.

Depends on the class of property. 

Annual property tax on it if you are a resident (and its your primary house) is $960.

I ran the numbers on some properties and they meet well above the 1% rule, but that sort of worries me...
