It might be a good thing if your portfolio consists of older properties and you factor in say 15% for maintenance and gradually bring that back down to the accepted norm of 10 or maybe 8%.

I served with several people who used their time in the military and their travels to invest in multiple markets, adding some diversity to their portfolio of properties...this is one thing you can consider if you are able to handle not being close to the properties all the time.I am not sure what the market is like there in Charleston, but if it is good that could present a new starting point for you.

Do not forget to take into account vacancy which can eat a profit margin.But if after sound research you find that it really is going to net you $800/month, then I would recommend adding a few of these properties to your SFR portfolio.
