With only a $50 or $100 origination fee, and "essentially" not losing any money to an interest rate, TSP loans are probably one of your cheaper loan options out there.I just took out a 40+k loan from my TSP to invest in other ventures and it was a very simple and straightforward process. 

I’d think you need a lawyer for the real answer but I can give advice on how to prevent this in the future.Did you have a lawyer create a custom lease for you or did you find one online?

The variable interest rate went from 5.25 originally (not bad) to between 8.5 and 9% now, meh.

PPP is 6 months of interest on 80% of the original note balance, so for this scenario it's about 5-6k.

Make sure that you have enough cash not only for the down payment, but also to cover the costs of closing, origination fees, property taxes, insurance and so on.
