I would like to sell a rental property and do a 1031 exchange to buy a property from my mother's estate (I am a beneficiary).

Have a lawyer send the cease and desist letter, with the threat that she will be responsible for your lost rental income if she continues to harass your guests and impact your bookings. 

I'll handle rehab cost, management and yearly expenses etc...and would like to build a nation wide company consisting of low income-luxury buy and holds, fix and flips, commercial, development and eventually branch out to vacation rentals as well.  

The property will be rented out a mix of short, mid & long term rentals. 

Really just depends on the area and rental comps

Since we don't have our primary yet, I feel like it doesn't make a ton of sense to get into buying rental properties and potentially hurting my own mortgage loan application.
