https://www.cpwr.com/sites/default/files/training/...When I was 14 my dad bought a warehouse that had asbestos insulation in the offices and I remember removing wooden creosote bricks with my bare hands and breathing in the foot of dust when we were cleaning the warehouse out.

If they just paid the normal amount, it would not be enough to cover the rent and I have grounds to evict for non-payment of rent. 

I explain to the prospective tenants that in exchange for lower rents I expect tenants to adhere to maintenance rules such as yearly carpet cleaning, monthly house cleaning, AC filter changes etc.

If it fails and you can't repair it - you might also be responsible for clean up.
