I nicely state, there's late fees associated with you late rent payment and I'll be sending you an invoice for this.So I send the Late Rent Invoice, basically $50 late fee on top of the $1450 rent due (making it a $1500 total). 

I own one half of a duplex condo building  (quite common in Connecticut), I moved out of my unit a year ago and now rent it out for nice Cashflow.

My friend "Barry" lives in a 3 bed, 1.5 bath in a very nice town in New Jersey. 

Around  2009 - 2014, I could find nice, well-kept brick ranch homes in Columbia and surrounding counties and easily rent them.  

Grant Cardone put this very nicely in his second podcast.

Realtor should be willing to show me around Indy, if I decide to come visit the area. 

It sure looks like a nice place .the income just isn’t there .  

I'm doing it, nice kid. 

I own property in south Texas, and don't have friends or family there, but we visit there frequently so have learned a lot about that market.
