There are a lot of very sophisticated ways to analyze return, but for a small investor the most intuitive is CCR since it tracks the cycle of your cash and tells you how fast you'll be able to grow (which is the point since there is strength in numbers).The "read between the lines" backdrop to thins conversation is that the baseline for CCR is the amount of your investment.  

I close a lot of deals in Tacoma and have taken several properties full cycle.

We see a regular cycle of new people coming in, in a big way and then it takes them three years to realize it was either a waste of time or even a loss.

If the owner has not paid taxes by the following years tax cycle (again May in this case), then they give the owner 2 years and a day to pay the back taxes (all the while assessing penalties and fees).

5) Keep the cycle going, save $20K-$40K then by a MF adding $500/mo in CF.  

Turns out this is expected, and the fix is to reprogram it as it does some kind of re-calibration cycle.

Just like any market there are up/down cycles.

For any of you who have invested with Ashcroft Capital, is there anyone out there who has actually been through a whole cycle with them and received a pay out in the end when the property was sold?

It will take a few years to fully cycle through.
