Along with other timber company holdinds.. so to square off sections and multiple sections its common for these companys to swap lands to simply make their holdings into blocks of contiguous sections  ( section is 640 acres 1 mil by 1 mile as the crow flys.  

If your goal is cash flow, you'll find the Midwest and Southeast are generally the best.
