How to get financed for a Converted Mobile home

I have a mobile home that has been converted to Real Property. Completed remodeled and is up for sale. ISSUE is someone wants to use FHA loan and since it was built 1973 their lender will not do it. Everything was remodeled 2018 but for HUD it doesnt matter. How do I have my agent list this to get it sold? Its .3 miles from the beach, centrally located. I dont understand how to just find cash buyers or people who understand what real property means and what their options are.
