I have seen "cash for keys" deals end up being above $10,000.Otherwise, wait until it is closer to the lease ending date and issue the no cause since they have occupied less than 12 months.

I had one situation where the owner had one lease 4 months longer than the other and she was stuck with ony $700 in rent because we needed to wait out the lease because the tenant would not accept any other option.
