My kids and I went alone to West Tx, to check out what we are dealing with, and felt absolutely safe in the neighborhood and house.My father in law left over $20k worth of packaged brand new appliances and materials in the house since he stopped construction in 2014- and everything was there and not tampered with when I went last weekend(!)....

I can definitely see your initial concerns and coming from a more media-friendly big city myself (San Diego), i can see where the hesitation may be in exploring a city like Detroit all by your lonesome.I've recently relocated here and the more I do research and get my bearings, the more comfortable I'm becoming in narrowing down my areas I'd want to invest in.

I've been considering other up-and-coming areas, but have been concerned about my safety doing so, particularly after a tour a couple of weeks ago with Joe Calloway turned up a squatter in one of his properties that we were in, and his saying that he now requires two people to enter any of his vacant properties.It's also great to see other Marin denizens, and other "boomerang" kids!

Unless you think the parents are in severe financial distress and simply don't have the money, I would think that paying their kid's rent while the kid is at university is pretty high up there on the priorities list.I am imagining how the late rent scenario would play out: Student calls mom and dad crying, asking "I'm getting evicted right before exams because you guys didn't pay the rent???"
