Can someone recommend a good area to search for fix and flip properties in Monmouth county, New Jersey area.

This property is in New Jersey where most judges side against landlords in court so we are hesitant to file for eviction for fear that they'll come down on us about it being an ESA.Has anybody else navigated this sort of thing before?

My company covers Central New Jersey and we charge a flat fee of gross rents with a $100 Leasing Fee per apartment.

Looked at a bunch of areas but haven't been super impressed with anywhere yet after looking at the numbers.I was considering:Yonkers, NYEastchester, NYMount Vernon, NYNew Rochelle, NYHastings on the Hudson, NYJournal Square, Jersey City NJMaplewood, NJLong Island seems to be a bit expensive and house prices a bit high right now.
