My suggestion would be to investigate short-term rentals and understand the legalities here in Chicago...which I believe will push you away from trying to start there.Whether you do long-term or short-term - FOCUS and clarity on what you are looking for is the key to finding a needle in the haystack which is what I'd say is what you are doing in the current market today.

(Of course the price doesn't' always relate to condition of the property... so that is some of the secondary investigations you have to do).  

In a situation where the seller had no prior knowledge of lead paint then it would have been up to you to further investigate it before closing on the home.  

So I could never get to market rents and am pushing that problem to you"  (I investigated this by looking at rent rolls going back 3-4 yrs to see rent increase history).Bottom line - TRUST the T-12 the most.

I don't know about amoritizations... it's just not something we do, so I've never investigated that.I'm pretty sure they offer a free trial for you to be able to test out the platform.

This sounds like a potential deal and you should definitely investigate further.If you really want to be successful in real estate, you'll need to work hard and sacrifice.
