Both the heater and water heater require a small hole in the wall for fuel line a larger hole for exhaust/ fresh air pipe (about 18 inches total length), and a 110 standard electrical plug.

Is it professionally cleaned, fresh paint, etc?

I investigated the property and found out a number of features1. it was part of a foreclosure process2. property was not listed on MLS3. the court or bank had given the seller some time extension to try and sell themselves4. property needed 'some' repairs, according to seller, and was used as a rental, now vacant (I figured that means beat up and not clean at best - likely needs some real work).Based on this substantial evidence I assumed the seller was very motivated and would be ready to make a deal quickly to save himself from the foreclosure.

I have since found myself based in Berlin, Germany, and I am currently investigating my options for further study here, as I have not yet attended university, and if I do begin studying here it will be in Economics and Finance. 

When you are comfortable that you have enough rent to support further investigation the next step is to quickly figure your potential monthly cashflow based on rent and estimated expenses.
