I'd much rather estimate too low and be pleasantly surprised than estimate too high and get hit with a nasty reality check...Regarding the logistics of converting your garage: In some scenarios, garage conversions can be pretty easy and a great CoC return, in other scenarios they can be a real pain... ...first, check with the city to see if they allow garage conversions, and if so, what their requirements are for the permitting & approval process.

I am a licensed lender in Florida, Georgia and Michigan, if you wanted to DM me.Mark Fein, NMLS 903827, CrossCountry MortgageI am fairly confident I could get the money outside of a HELOC - what I'm worried about is the ability to refi it later if a bank is going to use the same criteria currently that's shortchanging me for my initial HELOC loan, and that I won't be able to pay off my creative financing lender in time.

@Marshall HooperOkay so riddle me this then, Batman....If you have a contract under agreement to purchase with a seller, then later go to the seller and ask for and get permission to list their property on the MLS, but don’t have a contract stating that you are working for the seller in a situation that’s almost exactly like what a RE licensee should do, ¿at what point in time does his agency card get pulled into question?

Then set aside time to go in and address all of them rather than waiting for them to go one at a time costing you more in time as a result of multiple trips.
