It sounds like he is not a motivated seller and nothing you can do will make him motivated. 

The owner tells me they are motivated to sell and willing to considerably discount the property for a fast transaction, without realtors, commissions, closing costs, etc.  

What kind of motivation do they have?

It seems most people don't really meet that "motivated seller" criteria.

Hi @Jody Powell ,The two things you need to look for in a deal are equity and motivation.

If they don't have any skin in the game where is there motivation, short of the threat of legal action, to perform on the contract?

If this could save 1 person from losing $2200 like I am about to, it is well worth saying.When I first started out marketing for motivated sellers, I followed the advice that everyone on here gives: I went to listsource.com and built a list of absentee owners.

If there are any experienced investors looking for the right young man to mentor, I’m a motivated, capable student, willing to accept both constructive criticism and encouragement.

Sure all that is possible but we both know its not always the case or motive.
