This happens on an individual level, institutional level, and everything in between. - LA is a cyclical market (as opposed to being a linear or hybrid market). 

The energy costs of recycling is a fairly major issue, though, and makes most types uneconomical when you throw in individual collection and sorting.

It is sad to see the lack of leadership across the board and both parties.

I now think of a % figure as a good way to compare deals, but not a good way to evaluate individual deals.I'm looking for rough estimations through this form to hopefully crowdsource reasonable estimates for an average 2 - 4 unit multifamily in Ohio.

Do you run each property separately in individual LLCs/bank accounts?

I recommend by reading real estate books, listening to podcasts, in person networking, and building a thought leadership platform.
