Just a few questions for you— 118 units is a lot of units, so what strategies do you implement to make managing your rentals easier?

Hey Hunter, Is this going to be implemented in all of Fannie/freddie loans?

I've identified a few apartments, but would like to some additional insight on the appraisal process from other investors who have implemented this method.The big question I have is how do banks appraise a newly rehabbed 2-4 flat? 

Not sure if that affects the search algorithm but it's worth implementing if you are doing new construction.We've been hosting 1 house for almost two years and only gotten 2-3 specific questions about wheelchair accessibility.We've gotten an expensive guest stay once because the guest's wife needed grab bars in the bathroom so we installed those in one.Grab bars, wheelchair accessible showers and front door are not expensive to build if you're starting from scratch. 

Appreciate the insight and i will look to implement this househack model here in Vegas as well! 

More opportunities to implement tax strategies, bring on outside investors by selling membership interests, more flexibile in raising capital, etc. 

Try and implement a new pet policy before the newer tenants get a dog, and say tough luck, no pitbulls?  

Implementing them continuously is where most fall and give up.

I am a real estate agent but I've been looking into investing in real estate myself, and try to implement the BRRRR strategy here within our local market.

Post appropriate signage; implement a system for violations that would incur fines; give proper notice to Tenants of the new  improvements; review recorded imagery to identify the culprits...either fine them if they are your Tenants, or file a police report if they are neighbors...with a color screen grab proving it.Having cameras in other areas give you eyes 24/7/365 and will pay for themselves if you follow through and use them regularly.
