The whole reason all these changes in how appraisals are ordered/done was supposed to be to prevent outside influences from pushing a value one way or the other.

If they can,what prevents my buyer from trying to go around me and deal direct with the seller (or vice versa) and cutting me out of the deal?  

How to prevent something like this in future?

Does anyone have any budgets or regimens they implemented and found resourceful to prepare their finances for investing?

I'm researching the forum now for the most effective marketing campaigns (NODs, Divorce, Probate, Out of State Owners, bandit signs, ghost/phantom sites, etc) and plan on implementing a number of consistent monthly campaigns immediately.   

The website is full of information, but you still need to implement it.

That way, this won't prevent you from collateralizing this property with a traditional bank in the future (i.e. having them refinance you out of your private loan, which may/may not balloon).

Hi everyone,Wanted to get some feedback on an idea I was thinking about.When I send out the letter to homeowners telling them that I buy houses I was also thinking about adding a line at the bottom saying that if they refer someone to me I will pay them $100 at closing and the person they refer to me will get $200 towards moving costs and then giving them a coupon code to give to that homeowner.I'm wondering if anyone has tried this and whether it's a bad idea for some reason or if there is a better way of implementing it.Thanks for your time

This would of course require 3 base things:  1) efficient utilities- a natural gas hookup in this case, 2) a well insulated house (sometimes challenging in the multi units in New England), and 3) implementation of a landlord thermostat to control the heat and regulate it to a range 65- 71.
