Andrea, thank you for the reply.Since you want to be a passive investor (as do I)If it were me with the 100k, I would get a list of 4-7 sponsors and meet with them, in hopes of vetting them thoroughly.Since I am young and want my money to grow a lot, I would place the 100k in the best growth position with my preferred sponsor.

There’s a lot of LOC options without knowing specifics… for example Fund and Grow advertises business LOC growth.

Few people will scale and grow the operations side, but its nice cash flow on your land until its time to develop.

Goals for next year are to scale both things and be more aggressive with my growth. 

So, long story short, I've been investigating other markets where there is a good combination of secular growth & cash flow. 

Step 1: Researched 6 markets in terms of 1-year unemployment trend, 10-year growth rate, and crime level.

It really slowed my growth for those 4 years. 

I've found DIY jobs to be a complete waste of time and stunts your growth.
