Rarely do I just charge one months rent as a deposit.I base this on background check and credit score.I have found that if the deposit is more than one months rent that more tenants will actually pay the last months rent, clean the house and turn over the keys with the house in rent-able condition.If the rent equals one months rent then they will sometimes not pay the last months rent and tell you to keep the deposit to cover the last months rent.

Also thinking to have it property managed by Vacasa, which takes a moderate commission, but could be worth it since they handle everything from reservations, guest support, cleaning, and everything in-between.Would love to hear your thoughts and experience on this strategy!

For some type of clean up and repair of broken plumbing or similar when it is somewhat unknown what the scope of repair is, then by the hour.As far as invoicing, an accurate description of the repair and a separation of materials and labor costs would probably meet most people's expectations.
