When I first started, so many gurus made this stuff sound so complicated but your ability to establish great relationships with the buyers is what gets you past the dilemma of how much your going to make.

I work in the mental health field and have finally reached a point where I feel comfortable entering into the real estate world.

Dilemma:  if I refinish basement rent will still be only 950, unless I create another apartmentFinishing basement will create value, butRents will only be 950 per monthWhat would you do?

My dilemma is this, I've been receiving offers on the property to net a profit about 25 to 30 out the door.

And I have health insurance, a car that's paid for (and youtube, which means if it breaks I can fix it), and have never spent more than $5 on a bottle of wine. 

We hope to be able to do some overseas mission work on the Mercy Ship after I retire if our health stays good.

Inspectors and appraisers will note that property has health and safety concerns (if it does) and make it difficult or impossible get a loan until the issues are resolved.I don't know your market, but in any competitive market there are investor buyers with cash that have no issue with the sitting tenants.  

One house also had a health code violation posted and we were not sure how that would effect us as sellers or even the buyers we end up wholesaling it to.  

One house we looked at today had a notice from the health department posted on the front door.
