I’m an investor in Iowa, I’m more curious why you are not considering your first property around Minneapolis, Yes i understand the city is expensive but there are smaller cities/towns within 1-2 hr drive that have good numbers.Unless you are 100% convinced out of state is your way, I’s consider a local area or two and add a convenience column to your spreadsheet.

For everyone else I respond with an email that thanks them for their interest, explains the rental criteria, and then invites them to use an online scheduling system (Calendly) to choose a date/time for viewing the home at their convenience.

It isn’t only a convenience factor, but if it is cold enough your pipes in the house can freeze and burst. 

It's convenient to both you and the tenant, and trackable...so if someone claims to not have the rent, you can always consult with the banks on either side and ask "Who dropped the ball?"

It's convenient and nice to have but $80/mo. seems high for what can be accomplished with Excl and sourcing out the web hosting.Any one have suggestions for a hosting service and easy to use web design service?  

Why would you want to offer $50 off for providing the tenant an added convenience?

If you don't want to have to do much work, your likely going to have to pay for this convenience, at least that's how it is in my market.In terms of strategy, it seems like you've staked out the MLS, just like everyone else.
