SF deals won't establish sufficient equity unless there is a big down payment, to make up for an over priced property, thus the buyer lacks the equity to refinance and usually looses the property and the seller try to do it to the next guy......so, get an appraisal if you can't really evaluate a property.

It's pretty reasonable that you take hits for acquiring a bunch of new debt before you've established your ability to repay it.Mine used to be flat out perfect and my score was low because I had so much going on.Not much is going to allow you unlimited ability to borrow in a short time period, but as has been said you can do the normal stuff like pay on time and keep your utilization under 30% and such.

I don't want to tell him to get out of the contract because I am new to this, but I'm pretty confident that this is NOT a good deal, especially since he is just a wholesaler.If it had been me, I would have tried to establish an ARV before anything.
