@Steve MayeHi Steve,I've represented many STR buyers here in SW Florida and most of them use professional property management to take the reigns, soups to nuts.

However, I hardly consider it because if you have seen electricians work their magic when fishing water you know its impressive what they can do.

It's a mighty big ocean, those that have good "fishing numbers" will always catch more fish than the inexperienced just learning how...and more importantly WHERE to fish. 

I do think there is A LOT of competitive intensity in JT in terms of design - lots of young energy from LA, etc. buying up homes and breathing creative flare into the area … so it’s hard to be a big fish and stand out like you could in almost any other market. 

In a vacation home, I am looking for access to streams and rivers cause I love fishing, I also want to be somewhere in a less crowded area but close to amenities with a car.

This is one of the many reasons why the mls is the wrong pond to be fishing in.

Thats the kind of nonsense that really drives me nuts. 

The lunatics not only broke out the nut-barn, but idiot's now letting them steer the ship!

I personally was not comfortable with covering the nut on an 8% note on a rental property, especially holding a property that is nice enough to satisfy my lenders (nice property --> lower rent yield --> minimal profit after paying an 8% note).
