They finally brought in a hard money lender which makes this program faster.

My goal is to hopefully do that 2-3 times and then I will be more comfortable concentrating on leveraging my money and growing my business at a faster clip at that time. 

Which should be faster & cheaper than a FC - in theory.

This includes at least 2 of the companies I see regularly recommended here on this forum.How I get tenants faster than most others: MARKETING.

It's fun to discuss what you can do in the future but it's doesn't carry much weight.

Don't be so sceptical, buy more and bigger/better properties faster.

I agree with Aaron about tightening up your current expenses to help you save faster.

But comps in the immediate neighborhood will have more weight....if none of the sales have been renovated, it’s a problem.I once had an owner call me off some “I buy houses” type marketing I had done, she wanted an offer/value opinion.  

This is moving faster than I had anticipated and I'm worried my grandparents will be pressured into selling their home for much less than it's worth.
