We have extensive modular experience and I think that gave them comfort.

@Clay Gradis 18-month terms for hard money are pretty rare, and often come at a premium.  1pt to extend for another year is probably the best extension terms I've heard. 

During their cleanup process the city raided the yard accusing them (and me by extension) of illegally burying metals and oil, forcing me to pay for a fire detail for the next 2 months, costing me about $35,000.

With my extensive remodel experience, market knowledge and passion to be better I know I have the tools to be a successful investor.
