For those who have employees what was that experience like?

After speaking with our banker, a title company, my accountant, legal, and others, it was determined that the insurance companies are not fond of rental owning companies doing more than just owning and managing rental properties due to liability risks. 

You could try leasing the rooms to an entity and then using the entity to lease to tenants to shield you from liability from operational issues, but I doubt this works.

Does anyone have any experience bidding on auctions that don’t meet the reserve?

I want to know what happens with vacancy rate and what happens if the market declines or new roofs have to be installed or repaving a parking lot or redoing side sewers.In my opinion, this will take someone with experience hours to graph out.It might be a "dyno-mite" deal, it might be more headaches that I want to put up with.

If that well made them sick ( which is very easy to do with contaminated water) having owned a Mobile home park on private water system myself.. you have a lot of liability here..
