Can you walk me through that sample 10% annual return number with IRR and multiples with 30-30% leverage factoring inflation?

Written by attorney investors, it's full of practical advice pertaining to management of investment property, has sample forms that can be edited, and - most importantly - they tell you what your primary state laws are and where you can read them.

Really interested in the underwriting process ( Day job used to be engineer and really like numbers and problem solving) so am looking for training , webinars and samples of how to underwrite MF deals  .   

You can find sample rental agreements online, just search for them - you'll probably want to look at a few as guidelines and develop your own based on them.

That would need more investigation if I were truly considering this property - this exercise was mostly learning how to plug in the numbers and interpret the results.Yes, I'm projecting the property to be STR. 

When you file the ejectment lawsuit, if they counterclaim to exercise redemption rights, they will also have to pay your legal fees for the ejectment in addition to the regular charges.

The option agreement states that there is a rent credit (also goes towards purchase) and the option payment is non refundable - credited to the purchase price if option is exercised; lost if no purchase.
