A lot of people prefer SFR over a condo in some situations because a family is usually always trying to upgrade to an SFR.

Some upgrades are required and will be immediate, but should cash flow immediately, and expecting around $300 per door positive cash flow after some initial repairs and projects.

However the $/door are creeping towards $150k for the cost to get in plus they need $15k-$20k per unit upgrade to convert from sub c to b class.  

And, if the tenant was paying that far under market, you can bet the property will likely need significant upgrading to get market rent.Just something to think about.
