best upgrades to increase rents

Hi guys

I live In Fairfield California and I’m considering renting out my current home due to sudden changes in circumstances. But based on my research it doesn’t look like the home with cash flow, let alone cover my current mortgage. What’s the most cost effective upgrading strategies that can increase rents? What areas of the home should I focus on to drive up rents? Kitchen , bathrooms, living room? And what materials? I know there’s a ton of variables and factors to consider but I’m just looking for some guidance and tips.

So far I’ve remodeled the hallway bathroom. (Floor and shower tile). This weekend I will start on the one in my room. Same concept. Tiling.
