I've started keeping an ear out as I pull together funds for first property and everything I hear is Hazel Park is still a looooong way off from pulling itself together.

It's a blue collar inner ring suburb of Cleveland, Ohio and I would consider most of Euclid to be a "B" caliber neighborhood.

Do any of those ring a bell?

Each case you have to play by ear regardless if they're local or not.  

Although, I did hear from an old co-worker that new foreclosures were to hit the market as of 2013 but he is not in the business so validity didnt ring high to me.

Things used to be difficult when lots of deals were going to sale, but now with the volume it's pretty easy to keep an ear on all of them.  

As others have mentioned, inner ring suburbs of Dallas or most of Tarrant County would be a good place to start.

I've made two offers (over $1M) over the past year or so both of which have fallen on deaf ears.
