If there is a problem, the software admin (me) can move them to another spot remotely.As far as checkin/checkout verifications, the software also specifies this, and the general plan is to use security cameras, and/or one part time staff (used for things like emptying trash and cleaning common areas, like restrooms) for verification when needed.The rating system (owner to guest, and guest to owner), like Airbnb, makes sure that everyone behaves, or they won't get the opportunity to host or rent again.This particular property that I'm considering also has a income producing lodge, and would need a regular cleaning person anyway.

Your best bet for SFH rentals at the $1million price point is STR in resort areas like the Outer Banks of NC or other coastal communities where houses at that price point are true 8-10 CAP and with mortars for 30 year loan or interest only you can easily generate mid range double digit returns without worrying with vacancies, collections or evictions.
