I find that there are way more horrible stories about Contractor Rip-offs than there are, "Home Inspector missed a critical piece that cost me a fortune" or on the flip-side, "How do I sue my contractor" comes up way more often than, "How do I sue my home inspector?"

That is why it is critical to have people where you want to purchase with great knowledge of the area top advise on what the opportunity looks like.Of course you need to see the property and perform due diligence but some sellers and listing brokers on the commercial side will not even put anything under contract until the outside investor has seen the area.

The least regulated area of lending is in true commercial areas, otherwise you're likely in violation of something.Really, they are considering regulating pet food production, seems like there are few aspects of life that are not regulated and there are still people out there who refuse to accept some things or who have decided those rules don't apply to me.Not picking on anyone here, just saying that it seems to be the case in general.
