@Bin Chen @Chris Rosenberg Some more details: Turns out the guy who contacted me is actually the seller's agent for the guy next door who is selling his house, and to sell mine would charge a 4% commission.

This would include your mileage, home office deductions (if you have one), advertising you may have done to find the house, etc.I would make sure you get in contact with a Real Estate savvy CPA (plenty here on BP!)

He did contact me within few hrs of the eviction (4-5 hrs) that does want to come and collect it, but since the dude doesn't have car he is going to rely on his dad.

@Nick Thomas If you are going to get yourself into real estate investing out of State make sure you find a good realtor a single person of contact instead of a property management/inspection company. 

(I contacted the bank and they stated that there is no distribution. the funds are released directly to me, but they suggested I contact the creator of the 401k)).
