Most lenders are more concerned about getting repaid and less concerned about being a shining beacon of light in the otherwise dark world.Additionally, the purpose of the business plan is to explain how your business will grow and succeed; not how much money you would like to personally make per year.

If remodeling work is required then you might need a change of occupancy (don't know how Co Springs handles that - some jurisdictions don't concern themselves with that) which can be challenging.
