I think they will even cover an already broken system.But no, the home warranty coverage is just like an extended car warranty not provided by the manufacturer.

Technically that risks triggering the due on sale clause, but I've not heard that actually being a big risk.Alternatively, and what I have done, is buy the property in my name, get great insurance, hire a good property manager who runs the property fairly and legally, and then get an umbrella insurance policy for additional liability coverage.

Hello,I currently own a few rentals free and clear in my LLC and have a few under my name due to better mortgage rates/terms.I currently use NREIG for insurance on the properties 1.in renovation, 2. out of renovation, but unoccupied, and 3. occupied.As I acquire more properties, especially since they aren't in the LLC, I am worried about having adequate coverage and protection.I have seen some posts for commercial umbrella coverage with some insurers.

You may be able to establish a range of prices for different scenarios (ie. approx. cost for $100,000 building coverage on a good condition 2 family, cost of $100,000 of building coverage for poor condition 3 family, etc.) .
