They are newer, crime is relatively low, roads are great, a reasonable commute to the airports, lots of medical choices, shopping etc.Queen Creek and San Tan Valley are going to be a little more affordable and also a little further out.

However in reality, some new Yorkers are the okay paying more due to the high prices in NYC, whick in turn, I think it's creating an inflation in prices in commuter towns.

Murfreesboro is a rental market because Middle Tennessee State University is there and has some commuters that work in Nashville/Brentwood/Franklin area.

It was basically a really expensive party.Im not saying don't go and get an education, what im saying is if you are, make sure you have a clear path in mind and you can be smart about paying for it (commute, part time job, etc).

If you're trying to invest in buy and hold student rentals I would look into the surrounding markets like Sun Prairie, Fitchburg and Middleton as these have some student housing, for commuters and graduate aged students, and are somewhat more reasonably priced.
