I have two options at closing, if I dont want Seller (A) to know I am flipping the property the I might bring a quick note or hard money loan to pay, or cash depending on the price.

I know a lot of car companies are building and opening plants in and around Memphis (such as Nissan) bringing a lot of jobs which = influx of more houses being built and new people to buy or rent a place to live.If you have timber on the land you can also talk to a timber company to have them come in and clear the timber on your land for a fee.

i got undercut - broker i was working with kept dragging his butt.it was 4 acres with really good frontage - over 250' in a nice area for like 22k (if memory serves)lake wylie huh.what's shakin there?
