when tax sales were the core of our inventory back in the 60s 70s and into the 80s  we could get title insurance the day the tax collector deed was recorded.. its not mandatory to wait it was simply company policy.. like first American no matter what you had to wait 5 years.Fidelity at the time would give us instance title insurance.. but we have 300 to 400 escrows a year through them..
