You're best bet is to start networking with attorneys that specialize in probate. :)

They are efficient, been used in other countries for years, are good choice for smaller units, and can be cheaper than central HVAC. 

Right now I am enjoying absorbing all the info here on BP.It seems like I can gain the most ground financially with more units, perhaps a quad is the best choice if I can find a good deal.

Most people can find 30 minutes or an hour in their day to meet someone who could help them expand their portfolio.I am willing to bet the majority waste more time analyzing garbage deals than if they were to take a half day, go meet 4 stud wholesalers, and get quality inventory that way.

It's a tough choice... in order to get the egg.... you gotta feed the chicken... and take care of it.  

Contractors are tougher now than a few years ago when the market was soft and even the great contractors were in need of work...These days, you have two choices -- find perfect contractors and let them run with the project, or find not-so-perfect contractors and manage them closely. 

I bet the first deal stands out in an investor's mind, but what is one achievement, directly or indirectly, related to REI that you feel is your greatest achievement or the one you are most proud of.

Isn't usually worth it.if the property is held in a trust, then the choices are pretty clear cut.
