Also, if self-directed companies offer any events of their own or are invited to speak at someone else's events, there's a high chance you will meet private lenders there as well.

I would be interested in attending if a group is organized.

I have been to a few meetups in Houston regarding real estate- real estate acquisitions and the large networking event that takes place at the RedNeck Country Club.

Keep going through your network, attend networking events, real estate meetup groups, etc.

I look mostly at cash on cash ROI and aim for a minimum of 10% - higher if it's going to be a lot of work like you said (I have a class C that's around 11.5% and I'm starting to wonder if it's worth it due to recent events with a tenant's dog).
