They also loan purchase + rehab funds like you mentioned, and that's good for places that don't qualify for conventional financing (missing a kitchen, heating system, etc). 

If those are cash or other forms of payment outside a banking system, beware of money laundering issues.

Dave- I recently had White Heating install AC in one property, and then a full system (2 furnaces, 2 AC units) in another building.

Right now we are trying to build a solid foundation for our company and create scalable systems.

However, all of this is changing in 2021 as Zillow is in the process of becoming a Broker in most of the major MLS systems and therefore will have MLS access. 

It's systemic though, for non-vanilla, non-SFR, non-ho-hum, and/or unique, real estate, so they can't really do anything about it but complain to the buyer's agent and loan originator.

Does anyone use a warranty plan for systems / appliances or both? 

I’ve heard the argument that long distance investing forces you to create scalable systems.
