Basic market economics show that we have more demand than supply, which pushed prices up.

Many consumers are rate-obsessed, and do not pay attention to their mortgage balance, to closing costs, etc, and in response to that consumer 'demand,' my industry and the folks in it often 'supply' a lower rate than might be optimal. 

Awesome area of town with a lot of rental demand from students and young professionals.

I'm wondering if anyone has a favorite site for finding Duplex/Triplex Architectural floor plans that they think has curb appeal and "in-demand" open floor plans they would like to share. 

There might even be an increase in demand for single-family homes as people start to become more conscious about catching a disease from others.

Price isn't the biggest factor, ease of use is for me due to the demands of running more than one business. 

Demand tells you what revenue you can get. 

Hi @Ryan Deasy, the validity of their business mode aside (and I've seen many of those companies that are legit...but Lease Options in Texas is a different animal than other states)  So I'd ask what benefit are you trying to gain by even considering that route.  

Also, my portfolio consists of mostly single family and a couple duplexes; so I have no idea how much more rent could be demanded by offering A/C in a small multifamily property, but I would imagine that if the building and units are nice overall, it could be a selling point for higher-end tenants.
