We get an occasional complaint about other tenant's water usage but we basically indicate the water bill allocation was advertised when they committed to the lease and has not changed.

Looking to start a good campaign to start bringing in more leads!

We're currently designing our own mailers, website, and lead sources to start our own DM campaign.  

You can and will blow through $5k in Google AdWords or a Direct Mail Campaign and get absolutely nothing to show for it ::toilet flush::. 

If I had 1500 dollars I would create my own distressed property list by looking at the Delinquent Bill Searches that are provided by a County and start a Direct Mail Marketing Campaign.

People would find renters via local advertising to rent Christmas Week and make enough money to pay for a vacation to Hawaii and a month or two of mortgage payments. 

So far, they have all worked as advertised.
